A&H CONSTRUCTION SECURE ‘GREEN OFFICE’ CONTRACT

Trigram Properties, Folkes Holdings and Corum Property Investments have awarded Halesowen based A & H Construction and Developments PLC the £7.25 million contract to build Langley Point, a new, speculative, 44,500 square feet ‘green office’ scheme in Birmingham City Centre.

The new, grade A, office will be located off the junction of Holloway Head and Bath Row, a short walk from New Street Station ,Mailbox and the Bullring. It has been designed to secure a BREEAM Excellent rating once completed, due for Spring 2009.

Trigram Properties Managing Director, Bill Houle said,

Steve Cutler, Contracts Director of A&H Construction said,
“Langley Point is another significant project for us. We are particularly pleased as it will demonstrate our ability to deliver an extremely high specification, sustainable office that has considered the comfort and energy efficiency of its future occupiers. Architecturally it will be a mirror image of its neighbour, the Midland Heart building, however it is a leap forward in terms of thinking and the environment.”

Work is expected to commence almost immediately in order to meet the deadline for next year.

“Langley Point is being billed as ‘a greener place to work’ as it has embraced the latest technology to achieve a building that is more cost effective to operate and maintain. This is already a vital consideration for decision makers in the public sector and is increasingly important to private companies. Maybe surprising for some it is also going to be available at one of the most competitive rents in the city for new Grade A space at only £23.50 per sq ft. This is significantly lower than any other building anywhere near its calibre in the city. “
